41 North single-handedly rescued a restaurant and bar build-out project that was grossly over budget after competitive bid. With no time to re-design (let alone re-permit or re-bid) before my client’s rent meter started clicking, we were in a very, VERY tight spot. All the cards were stacked against us – difficult municipality to work in, unrealistic timeline for completion (even as bid), and way over budget due to late-breaking financial issues my client was having. And then 41 North sat across the table from my client and myself and told us that they could value engineer this project to the new budget mark, maintain the overall design intent, AND come very close to the original timeline. Of course, I was very skeptical. But I had the absolute joy over the next several weeks of seeing the 41 North team not only achieve these lofty goals, but handily exceed them! Did the design suffer? Absolutely not. 41 North was in nearly constant communication with my design team to insure the overall design remained intact. They were very sensitive to all our design details and offered us countless alternative suggestions to achieve the same effects while slashing long lead times and higher costs. They left no stone for savings uncovered, pressing their subcontractors for ideas at every turn. They also were completely “open book” with their numbers. So I had every confidence that my client was getting the highest value for each and every one of his construction dollars, every step of the way. But frankly, the best part really was the unwavering passion 41 North displayed in rising to this daunting challenge – and succeeding. After the dust settled, I clearly remember seeing the 41 North team at the grand opening party beaming with pride in what they had just achieved. And rightfully so.
